Allison Island: the $51 million record

The address 6596 Allison Rd sold for $51 million in February 2026, in an off-market deal — the highest price ever paid for a home on the island, according to public records.

This is the fifth stop in the series on the 10 micro-markets that concentrate sales above $30 million in Miami-Dade — the ultra-luxury map, address by address.

What Allison Island is

Allison Island is a 35-acre artificial island on Biscayne Bay, in Miami Beach — guard-gated 24 hours, with fewer than 50 homes. It sits between La Gorce and Miami Beach, connected by bridges to both sides. The west side, facing the bay and the Miami skyline, is the most coveted.

The anchor sale

The deed was recorded in February 2026: $51 million for a 2019 modernist home of about 10,000 square feet, 7 bedrooms and a private dock — in an off-market transaction, with no public listing. It was the island's all-time record.

The island's ultra-luxury track record

The record includes the following sales of $30 million or more on the island:

Three sales above $30 million — two of them in 2026. For an island with fewer than 50 homes, that is remarkable density.

Why it matters for buyers

Allison Island sums up Miami Beach ultra-luxury logic: extreme scarcity — fewer than 50 homes — combined with global demand. When a home changes hands for $51 million without ever reaching the market, the message is clear: at this level, much of the deal flow happens before any public listing.

Methodology: Methodology: sale (sold) prices compiled from the Miami-Dade MLS/Matrix and public records, with a $30 million cutoff. Off-market sales may not appear in the MLS.
