Indian Creek: the $170 million island

In March 2026, 7 Indian Creek Island Rd sold for $170 million — the largest residential sale ever recorded in Miami-Dade. The buyer, as reported by the American press, was Mark Zuckerberg. It was also the most expensive U.S. residential sale that month, according to Redfin's ranking.

We open with it our series on the 10 micro-markets behind $30M+ sales in Miami-Dade — the ultra-luxury map, address by address.

What Indian Creek is

Indian Creek is a fully guard-gated island village on Biscayne Bay, with its own police force and roughly 40 homes — every one of them waterfront. The combination of absolute privacy, generous lots, and minutes from Miami Beach has made it the county's priciest address. No surprise it's nicknamed the "billionaire bunker."

The sale that reset the ceiling

The March 2026 closing (MLS A11910197) put Indian Creek on another level: $170 million for a single residence. For reference, the island's previous MLS record was $79 million (12 Indian Creek Island Rd) — the new record more than doubled the ceiling.

The island's ultra-luxury track record

MLS history includes the following $30M+ sales on the island:

Few transactions — and that scarcity is precisely what sustains prices: when an island home hits the market, the whole world watches.

Why it matters to buyers

Indian Creek is Miami-Dade ultra-luxury's thermometer: when the island's ceiling rises, the effect ripples across neighboring micro-markets. For buyers at this level, the island delivers a rare combination — total privacy and a consistent sales track record. The county's largest sales in history happened here.

Methodology: sale prices compiled from the MLS/Matrix and Miami-Dade public records, with a $30 million cutoff. Off-market sales may not appear in the MLS.
