Bal Harbour: the $43 million record

The address 56 Bal Bay Dr sold for $42.97 million in June 2026 — Bal Harbour's priciest residential sale of 2026, according to the trade press. The transaction was recorded in the MLS; some coverage described it as off-market.

This is the eighth stop in the series on the 10 micro-markets that concentrate sales above $30 million in Miami-Dade — the ultra-luxury map, address by address.

What Bal Bay Drive is

Bal Bay Drive is the waterfront street of Bal Harbour Village, on Biscayne Bay — west-facing homes with direct ocean access via Haulover Inlet. The MLS describes the village as a guard-gated enclave; the street sits steps from the Bal Harbour Shops and has a private pedestrian gate to the beach.

The anchor sale

A newly built mansion of 10,801 square feet, 7 bedrooms and 8.5 bathrooms, on a 21,225-square-foot lot with 100 feet of water frontage. The seller, Michael Klinger, had bought for $15.4 million in 2022; the sale closed about $2 million below the $45 million asking price. Brokers: Dina Goldentayer (Douglas Elliman) and Joel Lusky.

The street's ultra-luxury track record

The record includes the following sales of $30 million or more on the street:

Five sales above $30 million — three of them between April and June 2026. The detail: two of the 2026 sales were older homes sold as land, for demolition and new construction.
